What Is TFEC Properties Inc.?

TFEC Properties Inc. is a 501(c)(2) holding company that allows TFEC to accept and manage real estate gifts. We work with donors, advisors and legal professionals to receive, hold and sell property. Once a property is sold, the net proceeds are placed in a charitable fund that supports nonprofits, scholarships or specific community needs of the donor’s choice.

What Kinds of Property Can Be Donated?

We consider a wide range of real estate, including:

  • Homes or vacation homes
  • Farms or agricultural land
  • Undeveloped land or lots
  • Commercial or rental properties
  • Mineral rights
  • Undivided interests in real estate
  • And more

To be eligible, the property should generally meet these criteria:

 

  • Held for more than one year
  • Free from debt or encumbrances
  • Marketable and suitable for sale
  • No prearranged sale in place
  • Environmental and legal conditions can be met

Complete the Real Estate Gift Inquiry Form

To begin the donation process, please complete the following form. Please note that all information collected will be kept confidential. All personal data on this form is subject to the TFEC’s Privacy Statement (https://www.tfec.org/privacy-statement/).

A $5,000 application fee is required to submit the form. This fee covers due diligence activities such as property evaluation, legal and environmental review, and administrative processing.

Review and Approval

We complete due diligence, including property evaluation and required documents. We will request a qualified appraisal, environmental review or title documentation.

Transfer the Property

Once approved, we work with you to complete the legal transfer.

Sell and Support Your Fund

After the property is sold, proceeds are placed in a charitable fund at TFEC based on your preferences.
